This is a condominium community in Phoenix, AZ. This document is a policy adopted in 2001 specifically regulating the installation, use, and maintenance of satellite dishes and antennas, not the full community rules. It applies to all owners, tenants, and occupants, but unit owners are ultimately responsible for compliance.
- Antenna types allowed: Only three types of antennas are allowed: Direct Broadcast Satellite (DBS) antennas less than 1 meter (approx. 39 inches) in diameter, Multi-point Distribution Service (MDS) antennas less than 1 meter, and antennas designed to receive television broadcast signals (no size limit given). The policy also mentions an 18-inch option in the notification form. All other antennas remain subject to the Declaration's general prohibition.
- Installation location & restrictions: Antennas must be installed inside the unit, on a balcony, or on a patio, and must not encroach on common elements or another owner's property. If an acceptable signal can be received from inside the unit, the antenna must be placed indoors. Antennas and visible wiring must be painted to match the structure and shielded from view to the maximum extent possible, using plants or screening if needed. No more than one antenna per provider is allowed. Antennas cannot block access or exits.
- Mast rules & approvals: Mast height must be no higher than necessary for acceptable signal. Masts extending more than 12 feet above the roofline require prior Association approval and a detailed application. Masts must not be installed nearer to the lot line than the total height of the mast and antenna. Masts must be installed by a licensed contractor, painted to match surroundings, and must not encroach on common elements or another owner's property.
- Notice & compliance: Owners must submit a completed notification form (Exhibit A) to the Association within five business days after installing an antenna. For oversized masts, a separate form (Exhibit B) with detailed plans and contractor insurance is required. The Association may request a meeting to review the installation.
- Maintenance, liability & fines: Owners are responsible for all costs, damage, and maintenance related to the antenna. They must indemnify the Association against injuries. Upon removal, the installation area must be restored. The Association may remove antennas during maintenance with 10 days' notice at owner's expense. Violations result in a $50 fine per violation, plus $10 per day until corrected. The Association can also seek injunctive relief for safety hazards and recover attorney's fees.

It does not cover other community rules such as pet restrictions, leasing terms (e.g., minimum lease duration), age restrictions, parking, architectural guidelines (beyond antenna shielding), assessments, or other covenants found in the full Declaration of Condominium.
