Airpark Partners Condominium is a condominium community in Scottsdale, AZ, designed for office, storage, and aircraft hangar use. Unit owners own their individual units and share ownership of common elements, with an association handling common maintenance and insurance. This document is the full rulebook for owners, tenants, and the association.
- Permitted use: All units must be used exclusively for office purposes, storage, and/or aircraft hangar usage, conforming to zoning and all applicable regulations.
- Animals: No animals, birds, reptiles, fowl, poultry, or livestock are permitted in any unit or on any portion of the condominium. No pets allowed.
- Vehicles & parking: No mobile homes, trailers, campers, boats, or recreational vehicles may be parked on the condominium except inside a unit. Motor vehicles may only park in designated spaces (including assigned limited common element spaces) and may not be serviced or repaired on site. Inoperable vehicles are prohibited. The association may tow violators at owner expense.
- Signs & antennas: No signs are permitted on the exterior of any building or visible from the exterior without board approval. Outdoor antennas and satellite dishes are also prohibited without board approval, subject to applicable law.
- Leasing & rentals: All leases (except aviation rentals for aircraft in Unit 130) must be in writing and include a provision that the lease is subject to the declaration and rules. At least 10 days before lease commencement, the unit owner must provide the association with lease dates, tenant names, owner contact info, and an emergency contact. The owner is liable for any tenant violations.
- Assessments & fees: Common expense assessments are allocated per unit based on square footage (percentages listed in the declaration). Special assessments require approval from two-thirds of voting owners. A working capital fund equal to two months' of assessments is due from initial purchasers. Transfer fees are set by the board. Assessments include reserves and are secured by a lien. Late fees and interest apply for delinquency.
- Maintenance responsibilities: The association maintains all common elements (including exterior painting and roof) and obtains master insurance. Unit owners maintain their unit interior, perimeter doors, windows, air conditioners, and limited common elements allocated to them. Owners are liable for damage caused by their negligence.
- Master association: The condominium is part of the North Scottsdale Airpark master association. Unit owners must pay assessments to the master association in addition to the condo association. If any conflict between documents, the more restrictive provision controls.
