Sands McCormick Townhomes is a Scottsdale townhome community where you own your individual unit and lot, and the association maintains common areas and some exterior features of your townhome, funded by annual assessments. All exterior changes require architectural board approval, and you share party walls with adjacent owners under specific cost-sharing rules.
- What you own & maintain: You own your townhome and lot; the association maintains common areas (pool, tennis court, parking, recreation) and provides exterior paint/repair of townhomes (minor cracks only, not roofs or windows). You are responsible for roof, windows, doors, gutters, landscaping, irrigation, pest control, and interior; if your townhome is substantially damaged, you must rebuild the exterior to original specifications.
- Party walls & neighbor responsibility: Walls on the dividing lines between lots are shared party walls. If you damage a party wall through your act or negligence, you pay 100% of repair costs; if damaged by weather or time, you split costs 50/50 with your neighbor. Any modification or extension of a party wall requires written consent from the adjoining owner.
