What Scottsdale Ranch's governing documents say
This document is a deed restriction for a specific lot (Lot 4, Heritage Terrace II) within the Scottsdale Ranch community. It is not the full set of community rules—it is an ancillary, lot-specific covenant that limits how a guest house on that lot may be used. It binds the current and all future owners of that lot.
- Guest house restrictions: The guest house must never have facilities for food preparation (i.e., no gas lines or 220-volt electric lines for cooking). It may be used only as part of the single-family residence or for short-term guests staying no more than 90 days in any 365-day period.
- Rental restrictions: The guest house may never be rented or leased separately from the main house. The lot must always comply with the single-family definition in the Declaration.
- Inspection rights: The Association may enter the guest house to inspect compliance, after giving the owner five business days' written notice, upon completion of construction or upon proposed sale of the lot.
- What this document doesn't cover: This document does not contain the full community CC&Rs, rules about pets, parking, assessments, age restrictions, or other typical HOA regulations. It applies only to Lot 4 and its guest house.
