Mission Monterey is a standard single-family home HOA in Phoenix, AZ. You own your lot and house; the association maintains common areas (tracts) and front-yard landscaping in easement areas. The community is part of the Scottsdale Ranch master association, so you also pay master assessments and follow its rules.
- What you own & maintain: You own your lot and house. You must maintain your unit and landscaping (except front-yard easement landscaping maintained by the association). You are responsible for trimming trees above 8˝ and replacing any trees in the front easement.
- Leasing & rentals: You may lease your entire lot only. Leases must be in writing, subject to the declaration, no subletting allowed. You must give the association 10 days' written notice before the lease starts, including tenant names, contact info, and emergency contact. No minimum lease term is specified.
- Pets: Only customary household pets are allowed. No number limit is stated, but they must not create a nuisance. Animal waste must be disposed of per city/county rules.
- Parking & vehicles: At least two covered off-street parking spaces per lot. Park in garage or driveway first; on-street parking only if those are full. No inoperable vehicles, no recreational vehicles, boats, or commercial vehicles visible from the street. No vehicle dismantling on lots.
