Starfire Bay is a 46-unit condominium in Scottsdale, Arizona—you own your individual unit while the association maintains the building structure and grounds through per-unit assessments. Unit owners face restrictions on leasing (30-day minimum), architectural modifications (Committee approval required), pets (reasonable number, dogs on leash), vehicle parking (no street parking or visible servicing), and use (residential only with limited personal business exceptions).
- What you own & maintain: You own your unit's interior. The association maintains the building structure, utilities, parking areas, and landscaping, including the front yard landscaping between the street and your exterior wall. You're responsible for your unit's interior and any damage you cause.
- Leasing & rentals: You may lease your entire unit for a minimum of 30 days (no short-term rentals). Any lease must be in writing and subordinate to the community's governing documents; you must provide the association with a copy and notify them of lease dates and occupant names.
- Pets: A reasonable number of house pets are allowed.
