What Goldfield Ranch's governing documents say
Goldfield Ranch is a single-family residential community in Fort McDowell, AZ, governed by a property owners association. This document is a supplemental declaration that amends the original governing documents, primarily affecting voting rights, the duration of restrictions, and amendment procedures.
- Voting rights: Members receive one vote per acre owned (fractional acres rounded to nearest whole number). For parcels split among multiple owners, votes are allocated among them but cannot exceed the parcel's total entitlement. Original recorded acreage governs voting.
- Duration & renewal: Restrictions run with the land until January 1, 1997, then automatically extend for successive 10-year periods unless a majority of members votes to change them.
- Amendment process: Majority vote of the association amends most provisions; paragraphs A through E require 75% vote. Amendments become effective only when recorded in Maricopa County.
- What this document doesn't cover: This supplemental declaration does not contain typical community rules about pets, leasing, parking, architectural standards, or use restrictions. Refer to the original Declaration of Reservations for Goldfield Ranch Phases I–V for those provisions.
