Tango One Subdivision is a small (3-unit) condominium community in Scottsdale, AZ, designed for office and aircraft hangar use. Each owner owns their unit and a 1/3 undivided interest in the common elements. The association maintains exterior and common areas, and the board consists of all three owners.
- What you own & maintain: You own your office/hangar unit (including interior) and a 1/3 interest in common elements. The association maintains the exterior, roof (except roof system), and common areas; you maintain the interior and certain items like windows and sliding glass doors if damaged.
- Use restrictions (office/hangar only): Units may only be used as offices and aircraft hangars; no other use is permitted. No part of the property may be used for other than these purposes.
- Leasing & rentals: Leases must be in writing and comply with the Declaration. Leasing for transient or hotel purposes is prohibited. You may not lease less than the entire unit. A lender in possession after foreclosure is exempt from these leasing restrictions.
- Signs: All signs require board approval for size, color, design, illumination, and placement, and must comply with Scottsdale's sign ordinance.
- Assessments & fees: Each owner pays a share of common expenses based on the unit's square footage (Building 1: 4,637 sq ft; Building 2: 4,690; Building 3: 4,502). The board sets regular and special assessments. Late payments may incur interest and liens.
- Alterations & improvements: Structural alterations to common elements require majority owner approval. Nonstructural interior changes do not need approval unless visible from outside—then board approval is required based on aesthetic harmony.
- Parking: Each building has assigned carport spaces (Building 1: 7; Building 2: 7; Building 3: 6). Spaces are appurtenant to units and cannot be assigned or relinquished by owners; use is subject to board rules.
