What The Covey's governing documents say
The Covey Unit 11 is a single-family home subdivision in Scottsdale, AZ. These Covenants, Conditions and Restrictions (CC&Rs) apply to every lot owner. They set rules for what you can build, how you use your property, and what you must maintain — all to protect property values and neighbor enjoyment.
- Residential use: All lots are limited to single-family residential use. No business, trade, or manufacturing is allowed, except for the developer's sales activities.
- Building type and size: Only one detached single-family residence (max two stories) and a private two-car garage per lot. The residence's floor area must be at least 800 square feet (excluding garage, porches, patios). No prefabricated or temporary structures as residences.
- Pets: Dogs, cats, and other household pets are allowed, but not for commercial breeding or in unreasonable numbers. Pets must be kept in a fenced yard or leashed at all times. No animals that annoy neighbors.
- Vehicles and parking: No trailers, campers, motorhomes, boats, or similar equipment may remain on a lot unless enclosed behind a side fence or in the garage. Overnight street parking of such vehicles is prohibited. Inoperable vehicles must not be visible from streets or neighbors.
- Signs: Only one for-sale or for-rent sign per lot (max 18x24 inches), developer signs, and signs approved by the Architectural Committee are allowed. No other signs or billboards visible from public view.
- Architectural review: Any new building, fence, wall, or exterior alteration requires prior written approval of the Architectural Committee. Plans showing design, color, and location must be submitted; if the committee doesn't respond within 30 days, approval is deemed given.
- Leasing: Any lease of a lot must be in writing and is subject to all provisions of the Declaration. A lessee's failure to comply constitutes a lease default.
- Party walls: Walls or fences on lot dividing lines are party walls. Owners share equal repair costs (unless damage is caused by one owner). Each owner maintains the exterior surface facing their lot. No structural changes without adjoining owner's consent.

- Only (a) Declarant's signs, (b) one for-sale/rent sign not exceeding 18x24 inches by Owner, (c) signs approved by Architectural Committee (Article II Section 3)
