The Heritage Scottsdale (Scottsdale, AZ) is a condominium community governed by a Declaration of Horizontal Property Regime. This document is a compilation of two partial amendments: one swapping exclusive parking spaces between two units (not a community-wide rule) and one establishing an age restriction. The community is an adult-oriented community with specific occupancy rules.
- Age restriction: At least one resident of each unit must be at least 50 years of age. Persons under 18 may reside only as guests for no more than 90 days per calendar year. Exceptions exist for resident managers, employees, and agents of the Association or Declarant with written Board permission. The age restriction does not apply to unoccupied units.
