This is a Lot Notice for Lot 1B in The Bridges Sub-Area B-III (Block 4), a commercial lot within a larger master-planned development in South Tucson, AZ. It imposes specific use restrictions and building-area requirements on this lot, binding the owner. This is an ancillary document, not a full community rulebook.
- Prohibited uses: The lot cannot be used for: government office serving the public, food stamp center, dance hall, disco/night club deriving less than 40% of gross sales from food, warehouse, second-hand store (except antique shops or stores selling high-quality used merchandise like Play It Again Sports, Plato's Closet, Once Upon a Child, or GameStop), or auction house/flea market.
- Building area & access drives: No buildings may be located outside the existing building area as shown on Schedule 2. The access drive aisles on the lot must be maintained as originally constructed.
- What this document doesn't cover: This Lot Notice only addresses use restrictions and building area for Lot 1B. It does not cover association fees, assessments, architectural review procedures, parking rules, pet policies, or any other common HOA regulations.
