- Association governance structure: A board of 3–9 directors (must be lot owners) manages the association. Directors serve staggered 3-year terms. The board meets at least 6 times a year, and a majority of directors constitutes a quorum.
- Member meetings & voting: An annual member meeting is held each year. Special meetings can be called by the president, board, or by 25% of voting members. A quorum is 25% of voting members present in person or by proxy. Members may vote by proxy, but proxies expire when the owner sells the lot. Owners delinquent on assessments may not vote.
- Assessments & liens: Each lot owner must pay annual and special assessments as stated in the Declaration. If unpaid for 30 days after the due date, the association may record a lien or sue the owner personally. Interest at 12% per annum and reasonable attorney fees may be added. Non-use or abandonment does not excuse payment.
- Board powers & discipline: The board may suspend voting rights and use of recreational facilities for up to 60 days (or longer while a violation continues) after notice and hearing for rule violations. It can also suspend voting rights for nonpayment of assessments.
- Books & records inspection: Members may inspect the association's books and records during reasonable business hours upon written request stating a proper purpose. Copies of governing documents are available at the principal office for a reasonable cost.
- Architectural review: The association is required to appoint an Architectural Review Committee as provided in the Declaration, but this document does not specify any design standards or application process.
