Blue Tango is a 55+ age-restricted condominium community in Sun City West, Arizona — you own your individual unit and share ownership of the building's common elements and grounds, which the association maintains through monthly assessments. At least one resident per unit must be 55 or older, and no one under 18 may reside here.
- Age restriction (55+): At least one person occupying each unit must be 55 years or older. No one under 18 years of age is permitted to reside in any unit.
- What you own & maintain: You own your unit's interior (walls, flooring, appliances, plumbing, electrical, HVAC, window interiors) and your individual patio or courtyard. You are responsible for interior maintenance, appliances, individual patios, driveways, front entry walkways, and termite control. The association maintains the shared structure (roof, exterior walls, common landscaping, shared utilities, and common areas).
- Monthly assessments & reserves: You pay uniform monthly assessments per unit, plus the association maintains separate roofing and exterior painting reserves over the expected life of those components — reserve amounts vary per unit based on square footage.
