What Willita 103's governing documents say
This is an amendment to the Declaration of Restrictions for Willita 103, a community in Sun City, AZ. It changes the rental rules for unit owners but does not replace the full set of restrictions. The document affects all owners but distinguishes between those who owned before December 3, 2004 (current owners) and those who purchased after that date (new owners).
- Leasing & rentals: As of December 3, 2004, any new owner (purchasing after that date) is not permitted to rent their unit. Current owners as of that date may continue to rent their unit as long as they own it. If ownership is transferred, the new owner is bound by the no-rent rule. The Board of Management may allow a rental for up to one year in cases of hardship (death, illness, or other cause) at its discretion.
