Sand Hills Condominium is a 55+ age-restricted community of 24 units in twelve duplex buildings in Sun City, Arizona. You own your individual unit and share ownership of common grounds and structures; the association maintains exteriors, common areas, and common insurance, funded by monthly per-unit assessments.
- Age restriction (55+): At least one person per unit must be 55 or older. No one under 18 can reside in the unit for more than 90 days at a time. This is enforced by Maricopa County senior overlay zoning.
- What you own & maintain: You own your unit's interior and are responsible for interior surfaces, all built-in appliances, electrical/plumbing fixtures inside the unit, roofing, garage doors, windows, exterior doors, patios, and your driveway and front walkway from curb to door. The association maintains the building exterior, common lawns/shrubs/trees (except your citrus trees), shared utilities, and common area pavement.
- Leasing & rentals: Rentals are severely restricted and require Board approval. The Board may only permit leases when necessary to alleviate hardship (death, transfer, etc.); no speculative or business rentals are allowed. Short-term/vacation rentals are effectively prohibited.
- Pets: No pets of any kind are permitted, except service and support animals required by fair housing law. No bird feeding is allowed except for hummingbirds.
- Assessments & fees: Monthly assessments are required by the 10th of each month and are divided into operating funds (budgeted operations) and reserve funds (future repairs). The budget must be approved by majority vote of owners each year. Expenditures over $1,500 or special assessments also require majority owner approval.
- Insurance & liability: The association carries multi-peril liability insurance with a $5,000 deductible per claim; multiple claims from the same incident split the deductible proportionally. Coverage includes the building exterior and structures. Owners should purchase separate homeowner insurance to cover contents, interior damage, and the $5,000 deductible.
- Exterior modifications & architectural review: Any exterior changes, roof alterations, fence/wall modifications, or color changes must be submitted in writing to the Board for approval before work begins, with detailed plans included. Antennas are capped at 6 feet above the roof. Approval is the owner's responsibility to obtain before starting work.
- Parking & vehicles: Passenger vehicles only in parking areas. Non-passenger vehicles (campers, trailers, boats) cannot be parked adjacent to your property for longer than 72 hours. No vehicle parking is permitted in common areas.
