Newlife is an age-restricted 55+ single-family community in Sun City, Arizona. You own your individual lot and home; the HOA Association enforces residential standards and maintains community amenities funded by mandatory annual recreation fees and special assessments. At least one household member must be 55 or older, and guests under 19 cannot stay more than 90 days per year.
- Age restriction (55+): At least one occupant of each home must be 55 years or older. No one under 19 can stay in a home for more than 90 days in any 12-month period. The Association can grant variances, but only if doing so would not drop the community below 80% age-compliant households.
- What you own & maintain: You own your home and lot as a single-family property. Homes must be kept in good repair; if damaged, must be promptly repaired or demolished. New homes require a minimum of 800 sq ft of living area.
- Parking & vehicles: No vehicles—cars, trucks, RVs, motorcycles, boats, trailers, golf carts, or similar—can be parked or kept on your lot for more than 72 hours, except in garages, carports, or driveways. The Association can tow vehicles in violation at the owner's cost.
- Setbacks & property boundaries: Front-facing structures must be set back 20 feet from the front property line; side walls 5 feet from interior side lines (10 feet if adjacent to a street). Buildings on golf-course-facing lots must be 25 feet from the course boundary.
- Fences, walls & landscaping: Front fences or hedges limited to 24 inches if decorative; side and rear fences limited to 6 feet (3 feet if within 25 feet of a golf course boundary, except wrought iron may exceed 3 feet). Golf-course-facing landscaping must not obstruct views.
- Pets & animals: No livestock or poultry. Pets must not make unreasonable noise, must be leashed or fenced when outside, and owners must clean up after them. Pets cannot create a health hazard or unreasonably disturb neighbors.
- Home-based business: Home-based business is allowed only if the business cannot be seen, heard, or smelled from outside the home; conforms to zoning laws; has no outside employees (only family members living in the home); and doesn't involve outside visitors or door-to-door solicitation.
- Leasing & rentals: You may lease your home to tenants. Any lease must include a written statement that the premises are subject to all covenants and restrictions; you must obtain a signed tenant agreement and furnish a copy to the Association upon request. You pay the cost of enforcing tenant compliance.
