What Cross River's governing documents say
Cross River is a single-family home community in Sun City West, AZ, governed by a Homeowners Association (HOA). The CC&Rs apply to all lot owners and occupants, establishing use restrictions, design review, and assessment obligations. This document is the primary rulebook for the community.
- Residential use & home businesses: Dwelling units must be used exclusively as residences. Limited home businesses are allowed if not visible, audible, or odorous from outside, and no customer traffic.
- Architectural review: Any exterior improvement visible from neighboring property requires prior approval from a Design Review Committee. The committee has 60 days to respond; failure to respond is deemed disapproval. Variances may be granted.
- Leasing & rentals: Leases must be for at least 30 days. Owners are responsible for tenant compliance. No 'for lease' signs are allowed within 24 months of initial conveyance of a lot.
- Pets: Only a reasonable number of generally recognized house pets are allowed (as determined by the Board). Pets must not create annoyance or be obnoxious to neighbors.
- Parking & vehicles: Private passenger vehicles up to 1 ton capacity, 84 inches tall/wide, 228 inches long may be parked in garages or driveways. Boats, RVs, trailers, and commercial vehicles must be kept in a fully enclosed garage. No inoperable vehicles allowed in unenclosed areas.
- Assessments & fees: The maximum annual assessment for 2005 was $42 per month per lot. Annual increases are limited to the greater of CPI or 20%, unless approved by 2/3 vote. Special assessments require 2/3 member approval. A working capital fee of 1/6 of the current annual assessment is due upon purchase.
- Landscaping & maintenance: Owners must landscape their lot within 90 days of acquiring an improved lot, including two 15-gallon trees in the front yard. Front yard landscaping plans must be approved. Damaged structures must be rebuilt within 18 months.
- Signs & antennas: Only one 'for sale' sign (max 5 sq ft), one political sign (max 24x24 inches, displayed 45 days before to 7 days after election), and street address signs (max 72 sq inches each) are allowed. Antennas under 1 meter may be allowed with committee approval; dishes 18 inches or smaller in approved locations.
