Sunleya is a planned community of single-family homes in Sun City West, AZ, governed by a homeowners association (HOA). The Declaration of Covenants, Conditions, and Restrictions (CC&Rs) binds all owners and residents, covering land use, leasing, pets, parking, and architectural control. This is a standard single-family HOA, but some lots may share party walls or fences, so maintenance responsibilities can be shared with the association.
