- Insurance: Association must carry general liability insurance (minimum $5M) and property insurance on common areas at full replacement cost. Owners are not individually required to carry insurance by this document, but association policies cover common areas.
- Amendments & termination: Declaration can be amended by 60% owner vote (or with declarant consent while declarant owns any site). Termination requires 90% owner vote and consent of first mortgagees.
