Paradise Shores is a single-family home subdivision in Peoria, AZ — you own your lot and house outright, and the CC&Rs govern what you can do with your property. There's an Architectural Committee that must approve most exterior changes. The document is the full rulebook for homeowners, not a condo or rental community.
- Architectural review: Any exterior construction, addition, or alteration (including color changes, fences, solar panels, satellite dishes) requires written approval from the Architectural Committee before starting. Plans are deemed approved if the committee doesn't act within 45 days of submission.
- Residential use & occupancy: Lots may only be used for single-family residential purposes. A 'Single Family' means one person living alone, a group of two or more related persons, or up to three unrelated persons. Home occupations are allowed only if they don't generate customer traffic or violate other rules.
- Animals & pets: Only reasonable numbers of common household pets are allowed, kept as domestic pets and not for commercial use. Pets must be leashed (leash ≤6 ft) when off the owner's lot, and owners must immediately remove droppings from other lots. Structures for animal housing must not be visible from neighboring property.
- Leasing & rentals: Leases must be in writing, for a minimum term of 30 days, and cover the entire residence and lot. Owners must notify the board with the tenant's name, lease dates and term, and the owner's current address.
- Parking & vehicles: Trucks, campers, RVs, boats, and commercial vehicles may only be parked on the rear of lots (not on front-yard parking slabs). Inoperable vehicles and open repair work visible from neighboring property are prohibited. All vehicles should be kept in garages or driveways when possible.
- Maintenance & landscaping: Each owner is solely responsible for maintaining their lot, residence, all improvements (including roofs), and landscaping. The city maintains certain common landscaping via a maintenance district. Owners must keep storm-water flow unobstructed; narrow side yards (under 5 ft) are limited to granite landscaping.
- Signs & antennas: Signs are limited to one small residential ID sign (≤80 sq in), one 'for sale/for rent' sign (≤5 sq ft), signs required by legal proceedings, and Declarant-approved signs. Satellite dishes must be ground-mounted and not visible from neighboring property; other antennas require committee approval.
- Common walls: For lots sharing a common wall (built on the boundary), both owners have equal right to use it. Damage caused by one owner must be repaired at that owner's expense; damage from other causes is shared equally. Modifications to a common wall require written consent of the adjoining owner.
