- What you can use your lot for: Your lot must be used for single-family residential purposes only. You may run a home-based business only if it's completely invisible and inaudible from outside, complies with zoning, involves no visitor traffic beyond mail delivery, and doesn't violate HOA rules or threaten neighborhood safety—the Board has final say on acceptability.
- Leasing & rentals: Any lease must be in writing for the entire residence and lot. Minimum lease term is 30 days; shorter-term or vacation rentals are prohibited. You must notify the Board with the tenant's name, lease term, and current address.
- Assessments & financial obligations: You pay annual assessments per lot (amount set by the Board, capped and adjusted by inflation/Board vote). You are responsible for cleaning up after pets immediately and preventing them from entering neighboring property or common areas.
- Exterior modifications & architectural review: Any addition, alteration, or repair to the exterior of your home—including patio additions, storage sheds, HVAC units, and solar panels—requires prior written approval from the Architectural Committee. Submit detailed plans and specifications. If the Committee doesn't respond within 60 days, approval is automatically granted. Unapproved work can be ordered removed at your expense.
- Landscaping & outdoor maintenance: Front yard landscaping must be submitted for written approval before installation and completed within 90 days of closing. Rear yard landscaping must be completed within 180 days. All landscaping must remain neatly trimmed and free of weeds and debris. Trash must be in covered containers, not visible from neighboring property. Draperies or window treatments must cover all street-facing and common-area-facing windows within 60 days of occupancy.
