What Four Peaks's governing documents say
Four Peaks is a cooperative (co-op) community of 25 apartments in Sun City, AZ. You own shares in the corporation that owns the building and hold a proprietary lease to your unit. The rules in this document govern the cooperative's operations, board structure, and resident conduct.
- Governance & meetings: Annual meetings are held first Tuesday in March. A board of seven apartment owners (or their spouses) who reside at Four Peaks manages the cooperative. Special meetings can be called by the chairman or by request of any five owners. A majority of owners constitutes a quorum.
- Pets: No pets are allowed except small birds such as canaries and parakeets. Current owners may keep existing pets until they die or are disposed of, but they cannot be replaced. Pets must be controlled and not become a nuisance.
- Exterior alterations: Any construction, planting, or alteration to the exterior of an apartment requires board approval. The board will consult affected owners. The owner bears all costs unless a majority of all owners agree to share expenses.
- Noise & musical instruments: Musical instruments must be played considerately so as not to intrude on neighbors' peace. Instruments played outside are likely to be objectionable. No specific curfew is set, but abuse may lead to restrictions.
- Amendments: Amendments to these Bylaws or rules require an affirmative vote of two-thirds of all owners and are binding on owners, tenants, lessees, and assignees.
- Duration of restrictions: The restrictions and covenants in these bylaws run with the land until March 1, 1971, and then automatically extend for successive ten-year periods unless a majority of owners votes to change them.
