The Heritage - Sun City is a condominium (horizontal property regime) and an age-restricted 55+ active-adult community. This document is an amendment that only changes the leasing rules; other existing rules remain in effect.
- Age restriction (55+): All tenants must be at least 55 years of age, as confirmed by documentation provided to the association.
- Leasing & rentals: Only present unit owners may lease their unit, and no owner may lease more than one entire unit. Leases must be for at least one year, and subleasing is prohibited. Units purchased after the amendment's adoption cannot be leased. Owners must provide the association with a signed lease and application, including tenant names, lease term, and age confirmation. Occupancy by a family member without compensation is not considered a lease.
