Arrowhead Horizons is a single‑family home community in Peoria, AZ. Owners own their lot and house and are responsible for all maintenance of their property. The community is governed by a Declaration of Covenants, Conditions and Restrictions (CC&Rs) that applies to all 101 lots.
- Residential use: All lots must be used exclusively for single‑family residential purposes. No commercial activity, home‑based businesses, or non‑residential uses are allowed.
- Architectural review: Any exterior construction, alteration, or addition (including fences, sheds, color changes, solar panels) requires prior written approval from the Architectural Committee. Plans must be submitted; the committee has 45 days to respond or approval is deemed given.
- Leasing & rentals: Leases must be in writing, cover the entire lot and residence, and have a minimum term of 30 days. Owners must notify the board and provide tenant name, lease dates, and owner's current address.
- Pets: A reasonable number of domestic pets (dogs, cats, etc.) are allowed, but they must be kept as pets only (not for breeding or commerce). Pets must be leashed (max 6 feet) when off the owner's lot, and owners must immediately clean up droppings.
- Parking & vehicles: Garages must be used for parking and storage only, not as living space. Driveways must be concrete. Boats, trailers, campers, and recreational vehicles may not be parked on any lot except in an enclosed garage.
- Signs: No signs are allowed except: one residential identification sign (max 80 sq in), one 'for sale' or 'for rent' sign (max 5 sq ft), signs required by legal proceedings, and signs approved or installed by the Declarant.
- Maintenance: Each owner is solely responsible for maintaining their lot, residence, roofing, landscaping, and all improvements. The City of Peoria maintains streets via a maintenance improvement district. Owners must keep the interior of garages neat and clean.
