Arrowhead Cove is a single-family home subdivision in Peoria, AZ, governed by a homeowners association (HOA). The rules apply to all lot owners and their tenants, and cover architectural standards, land use, and property maintenance. There are no common amenities like a pool or clubhouse — each owner maintains their own lot and home.
- Architectural review: All exterior changes, including construction, paint, fences, sheds, and solar panels, must be approved in writing by the Architectural Committee. Plans must be submitted; if no decision within 45 days, approval is deemed given. The committee enforces a 'harmonious' design standard.
- Residential use & occupancy: Lots are for single-family residential use only. No commercial activity, including home businesses, is allowed. A 'single family' is defined as individuals related by blood/marriage/adoption, or a group of up to three unrelated persons living together as a household.
- Pets: Only reasonable numbers of common household pets are allowed, kept as domestic pets. They must not become a nuisance (e.g., excessive noise). Dogs must be leashed (max 6 feet) when off the owner's lot, and pet droppings must be removed immediately. Pet structures must not be visible from neighboring property.
- Parking & vehicles: No inoperable vehicles may be stored on any lot or street. Trucks, trailers, campers, and boats may only be parked in rear yards. Front yard parking slabs are for guest passenger vehicles only. All vehicles should be parked in garages or driveways whenever possible.
- Leasing & rentals: Leases must be in writing, for the entire residence and lot, and have a minimum term of 30 days. Owners must notify the board of any lease and provide tenant name, lease term, and owner's address.
- Signs: Except for one residential identification sign (max 80 sq in), one 'for sale' or 'for rent' sign (max 5 sq ft), and signs required by law or approved by the committee, no signs are allowed without Architectural Committee approval.
- Maintenance responsibilities: Each owner is solely responsible for maintaining their lot, home, all improvements, and landscaping — including roofs, fences, and drainage. If the owner fails to maintain, the Declarant or Project Owner may enter and perform work, charging the owner and placing a lien on the lot.
- Window treatments & outdoor equipment: Within 30 days of occupancy, owners must install permanent window treatments on street-facing windows; white side must face out unless otherwise approved. No reflective materials. All clotheslines, woodpiles, and machinery must be in the rear yard and not visible from neighboring property.
