Arrowhead Ranch Area Five is a single-family home subdivision in Glendale, AZ, within the larger Arrowhead Ranch master-planned community. These Covenants, Conditions, and Restrictions (CC&Rs) apply to every lot owner, covering what you can build, how you use your property, and your maintenance duties. A separate master homeowners association (Arrowhead Ranch Phase I HOA) also has rules that apply on top of these.
- Residential use & occupancy: Lots are for single-family residential use only; no businesses or manufacturing. A 'single family' means persons related by blood, marriage, or adoption, or up to 3 unrelated persons living together as a household.
- Building type, size & design: Only one detached single-family home per lot, no more than 2 stories, plus a private two-car garage. Minimum floor area is 1,000 square feet (excluding porches, garages, patios). No prefabricated homes or trailers visible from neighboring property. All new construction must be new and permanent.
- Architectural & exterior changes: Any building, fence, wall, solar collector, or exterior change (including paint color) requires written approval from the Architectural Committee. Plans must be submitted showing design, materials, color, and location. The committee must respond within 30 days; if not, approval is deemed granted.
- Vehicles & equipment: No trailers, campers, motorhomes, trucks, or similar equipment may be kept on a lot unless fully enclosed in a side yard fence or garage. Abandoned or inoperable vehicles cannot be stored visibly from street or neighbors. Overnight parking of such vehicles on streets is prohibited.
- Pets: Dogs, cats, and other household pets are allowed but not for commercial breeding or in 'unreasonable numbers' as determined by the Architectural Committee. Pets must not be a nuisance, and must be kept in a fenced yard or on a leash.
- Leasing & rentals: Leases must be in writing and subject to all provisions of these CC&Rs; a tenant's failure to comply is a lease default. No minimum lease term is stated, but rentals are allowed.
- Party walls (shared fences): Any wall or fence on a lot line is a party wall. Each owner maintains the side facing their lot; repair costs are shared equally unless damage is caused by one owner. No structural changes without adjoining owner's written consent.
