Arrowhead Ranch Phase II is a single-family home HOA in Sun City, AZ — you own your house and lot, and the association sets rules for property appearance, parking, pets, and rentals. The rules and architectural guidelines together tell you what living here requires of you and what changes to your property need prior approval.
- Architectural review: Any exterior change — painting, landscaping, structures, fences, solar panels, satellite dishes — requires prior written approval from the Architectural Committee unless specifically exempted. Approval standards consider harmony with surroundings and effect on neighboring properties.
- Parking & vehicles: Garages must be used for parking operational vehicles; driveway parking is allowed only when the garage is full. On-street parking is prohibited except when garage and driveway are full, then only in front of your own property for no more than 24 hours. Boats, trailers, commercial vehicles, motorcycles, and RVs must be parked inside the garage except for short loading/unloading (48 hours per week). No vehicle repairs except emergencies.
- Leasing & rentals: Owners who rent their property must register the tenant with the association within 10 days, pay a processing fee, and provide a copy of the rules to the tenant. The lease must comply with local requirements and prohibit subleasing or time-sharing. The owner is responsible for tenant violations.
- Pets: Pet owners must promptly remove pet waste from association land and other lots. Excessive odor or noise from pets can result in fines from the association and the city.
- Landscaping & property maintenance: Front yards and visible side/rear yards must be kept neat, weed-free, and properly irrigated. Dead plants must be removed and replaced promptly. Minimum landscaping: one 15-gallon tree with 4-foot trunk and five 3-5 gallon shrubs. Bare dirt is prohibited. Palm trees must be trimmed if visible above the roofline.
- Fines & enforcement: Fines start with a warning, then escalate: first fine typically $25-$100, second $50-$100, third $100-$200, and continue bi-weekly until the violation is cured. The board can fine up to $750 per day for egregious or non-responsive violations. Owners have a 21-day right to appeal via certified mail.
- Assessments & late fees: Annual assessments are due in equal quarterly installments on the first of January, April, July, October. A $15 late fee is applied if not paid by the 16th. Unpaid balances accrue 12% annual interest. The association may file a lien after 75 days and pursue legal collection.
- Holiday decorations & signs: Holiday decorations may be put up no more than 45 days before the holiday and must be removed within 30 days after. Garage/estate sales are prohibited except during community-wide sales. Signs are restricted; no signs are allowed except as permitted in the architectural guidelines.
