Cameo Greens is a 24-unit condominium community in Sun City, AZ, where you own a half-duplex unit (one side of a duplex) and share common areas. The association maintains exteriors and common elements; unit owners maintain interiors, private patios/driveways. The community is age-restricted: at least one occupant must be 55+, and no one under 18 may stay more than 90 days per year. These rules bind all unit owners.
- Age restriction (55+): Each unit must be occupied by at least one person 55 or older. No one under 18 may spend more than 90 days per calendar year in the community.
- What you own & maintain: You own the interior of your unit, including private patio/driveway/entry walkway. The association maintains common areas, unit exteriors (painting, roofs), and carries master insurance. Party walls between units are shared maintenance responsibility.
- Leasing & rentals: All leases must be in writing and include a copy of the governing documents. The owner must notify the board in writing of any lease, providing tenant name and address. No minimum lease term is stated.
- Pets: No livestock or poultry. Dogs and cats only, limited to two per unit. They must be confined to the unit or walked on a leash; owners must clean up after them in common areas.

- Assessments & fees: Monthly assessments are levied per unit, equal to 1/24 of the total budget. Unpaid assessments become a lien on the unit and may be foreclosed after 4 months delinquency. The board can also charge back maintenance costs for owner-caused damage.
