Carnada is a condominium community in Sun City, AZ, governed by this Rules and Regulations document which supplements the CC&Rs. These rules apply to all unit owners, tenants, and guests, and focus on daily living requirements, enforcement, and community standards.
- Age restriction (55+): At least one occupant per unit must be 55 or older, and no one 18 or under may reside in a unit for more than 90 days (from the Senior Citizen Overlay).
- Assessments & fees: Monthly assessments are set by the Board and reviewed yearly. Late fees of $10 per month apply if not paid by month-end. Unpaid special assessments bear 10% annual interest.
- Pets: Up to two pets per unit allowed. Dogs must be 35 pounds or less. All pets must be controlled, not defile common areas, and not be used for breeding or commercial purposes. Livestock and poultry are prohibited.
- Parking & vehicles: Campers, trailers, and motor vehicles (including golf cars) may only park in common areas while loading, unloading, or performing maintenance, and someone able to move the vehicle must be nearby. - Leasing & rentals: Owners must notify the Board before renting, provide renter names, emergency contact, and a signed acknowledgment of rules. The owner remains responsible for renter violations. Leases cannot be for business purposes.
- Maintenance responsibilities: Owners maintain unit interiors (including electrical, plumbing, and interior utilities), patio trees and shrubs, garage doors, garbage cans, TV antennas, rain gutters, and roof coverings. The Association maintains common area landscaping, irrigation systems, and water pipes from the meter to the shut-off valve.
- Architectural review: Exterior alterations or additions (including color changes) must be approved in writing by the Board. Plans must be submitted showing nature, shape, materials, and cost. Any changes are at the owner's expense, including repair of damaged lines.
