Dawn-Camp Condominium Group (Sun City, AZ) is a 36-unit condominium community where you own your individual unit and share ownership of common areas. The association manages common areas, carries master insurance, and levies assessments. This is the full declaration of covenants, conditions, and restrictions binding all unit owners.
- What you own & maintain: You own the interior of your unit (perimeter walls, floors, ceilings, windows, doors, electrical outlets) and are responsible for interior maintenance. The association maintains common areas and exterior walls of garages/enclosed patios, but you must get permission before replacing a garage door. Plantings inside patio walls are your responsibility.
- Assessments & fees: Annual assessments (paid monthly) fund common area maintenance, insurance, and reserves. The board sets the amount each year, but a majority vote of owners is needed to increase it. Special assessments for capital improvements or unexpected expenses require a majority vote at a special meeting. Late payments accrue 10% annual interest and can lead to a lien on your unit.
- Vehicle restrictions: No trailers, campers, RVs, trucks, boats, aircraft, or equipment may remain on common areas or association property for more than 48 hours unless stored in an enclosed garage or designated area. - Party walls: Walls on the dividing line between units (including patio walls) are party walls. If you damage a party wall (through you or your guests), you must repair it at your own cost. If damage occurs from another cause, the association repairs it. Disputes go to arbitration.
