Kismet Court is a condominium community in Sun City, AZ — you own your unit and share common elements. The association maintains common areas, carries master insurance, and levies assessments. It is age-restricted: at least one permanent resident must be 55+, and no one under 18 may live here permanently.
- Age restriction (55+): At least one permanent resident per unit must be 55 years or older. No one under 18 may be a permanent resident. A permanent resident is anyone living in the unit for more than 90 days in a calendar year.
- What you own & maintain: You own your unit's interior and are responsible for its maintenance, including roofs. The association maintains common elements (land, streets, pools, etc.) and carries master insurance. The deductible for common-insured losses is assessed to the affected unit(s).
- Pets: One small pet per unit, no taller than 12 inches at the shoulder. No reptiles, livestock, or poultry. Pets must be controlled, not defile common areas, and not be kept for breeding or commercial purposes.
- Leasing & rentals: Leasing is allowed under board-established rental guidelines. The owner must notify the board before renting, provide renter contact info and a signed statement agreeing to rules, and remains responsible for any damages or rule violations by renters. Leases cannot be for business purposes.
- Home-based business: No trade or business may be conducted on the premises, but a home-based business is allowed if it is not detectable from outside (sight, sound, smell), involves no foot traffic, is consistent with residential character, and has no advertising on the lot.
- Architectural review: No exterior additions, alterations, or changes to fences, hedges, walls (including color) may be made without prior written approval from the board or its designated representative regarding conformity and harmony of design.
- Vehicles & parking: No house trailer or camper may remain on a lot for more than 48 hours. Temporary structures are prohibited except during construction by a builder.
- Assessments & fees: The board levies monthly assessments payable in advance per unit. Delinquent assessments become a lien on the unit, and the board may sue or foreclose. The owner also pays attorney fees and costs for collection.
