Southgate at Canyon Ridge West is a single-family home subdivision in Sun City, AZ, governed by a homeowners association (HOA) within a larger master-planned community. This document is the full Declaration of Covenants, Conditions, Restrictions and Easements that applies to all homeowners, residents, and their guests. It covers what you must follow regarding property use, maintenance, and community standards.
- Residential use & occupancy: Homes must be used as a single-family residence. A 'Single Family' is defined as persons related by blood, marriage, or adoption, or up to three unrelated individuals living together as a common household. Home-based businesses are allowed only if not detectable from outside, cause no traffic or parking issues, and comply with zoning.
- Leasing & rentals: Leases must be in writing and for a minimum term of one month. The owner must provide the association with lease dates, tenant names, and contact information. Short-term rentals (under one month) and timeshares are prohibited. Home exchange and foreign student programs with minimal or no compensation are not considered leasing.
- Pets: Reasonable numbers of dogs, cats, common domestic birds, or similar household pets are allowed, but not for commercial purposes. Pets must be leashed (max 6 ft) when outside the lot, and owners must clean up droppings. Cages or structures for pets cannot be visible from neighboring property. The board may restrict size, number, and types of pets in the future, with existing pets grandfathered.
- Vehicles & parking: Commercial vehicles (e.g., trucks over 1 ton, trailers, boats, RVs) cannot be parked visibly without board approval, except for temporary loading (24 hours) and Exempt Recreational Vehicles (max 10 ft height) kept in private yards. Family vehicles must be parked in garages if space allows; no parking on lawns or public yards except driveways. Inoperable vehicles or repairs are prohibited outside garages. Certain public service vehicles may park on private streets per state law.
- Architectural changes: Any exterior modification visible from neighboring property requires prior written board approval. The board may disapprove based on aesthetics, harmony, or general plan. Submitted plans must include fees and may require a security deposit. Approval deadlines apply (60 days if no design meeting, 30 days after meeting). The declarant is exempt from these rules.
- Signs, flags & political activity: Signs are generally prohibited except for: a small residential identification sign, one 'for sale/rent' sign, alarm company sign, political signs (max 9 sq ft, displayed 71 days before to 3 days after election), and flags allowed by state law. Flagpoles require board approval for height and location. Door-to-door solicitation is regulated; political solicitation allowed only between sunrise and sunset with visible ID.
- General maintenance & nuisances: Owners must keep their lot and improvements in good repair. Nuisances (odors, noise, debris) are prohibited. Trash containers must be screened from view except on collection day. No outside clotheslines visible from neighboring property.
