What Briarwood North's governing documents say
Briarwood North is a single-family home subdivision in Phoenix, AZ, governed by a homeowners association (HOA). As a lot owner (technically a ground lessee), you own your home and lot but the HOA maintains common areas and certain front-yard landscaping. This document imposes use restrictions and requires association approval for exterior changes.
- Architectural review: Prior written approval of the Architectural Committee is required for any improvement, alteration, landscaping, or work that changes the exterior appearance of your lot, including buildings, fences, walls, solar panels, and window coverings.
- Pets: Only a reasonable number of generally recognized house or yard pets are allowed, kept as domestic pets and not for commercial purposes. No structure for animals may be visible from neighboring property.
- Parking & vehicles: No inoperable vehicles may be stored visibly. All vehicles must be kept in garages or carports if space permits. No parking on streets within the project. Trucks, trailers, campers, and boats are restricted; guests may park such items for no more than 7 days in any 6-month period.
- Leasing & rentals: Leases and subleases must be in writing, subject to the HOA rules, and you must notify the association of the lease term and occupant names. You may only lease the entire lot, not a portion.
- Signs: Only one small residential identification sign (max 36 sq in) per lot is allowed. One 'for sale' or 'for rent' sign may be placed in the front yard, but size, color, and placement must be approved by the Architectural Committee.
- Assessments: The HOA levies General, Special, and Extraordinary Assessments. General assessments are set annually by the board. Late payments incur interest and late charges, and the association can place a lien on your lot.
- Use restrictions: Lots are for residential use only. No home businesses, outdoor burning (except barbecues), antennas, clotheslines, or inoperable vehicles are allowed. All garages must be kept tidy and used only for parking/storage.
