- Age restriction (55+): This is a 55+ community. Any tenant living in a rented unit must have at least one occupant who is age 55 or older.
- Leasing & rentals: Beginning August 1999, unit owners are generally prohibited from renting or leasing their units. Owners who were already renting at the time may continue only until the first of: sale of the unit by the original owner(s), death of the owner(s), or January 1, 2010. The Board may permit limited leases in hardship cases (death, extended illness, job transfer, etc.) at its discretion.
- Tenant reporting & documentation: Owners with existing tenancies must report to the Board within 30 days (and within 30 days of each new lease) with tenant names, phone numbers, lease term, and proof that at least one tenant is age 55+.
- Sale notification & buyer meeting: Sellers must notify the Board in writing before sale (either the seller or real estate agent can provide notice). Sellers must give buyers copies of the Declaration, By-Laws, and Rules & Regulations. A meeting between the Board and prospective buyer should occur before closing to discuss community rules.
