Arpeggio Condominiums is a 156-unit condominium community in Tempe, AZ — you own your individual unit and share ownership of the building's common elements, maintained and insured by the association. This community was converted from apartments (built 1998). Unit owners, their tenants, and guests must follow the rules in this declaration, which covers use, pets, parking, alterations, and other restrictions.
- Residential use & home businesses: Units are for residential use only. Limited home businesses are allowed if not detectable from outside, involve no customer visits, and comply with zoning; leasing a unit does not count as a business.
- Animals & pets: Up to 2 dogs or cats per unit (no other pets except fish or small birds), no pet over 40 pounds. Pets must be leashed on common elements, kept off patios/balconies, and feces must be cleaned immediately. Aggressive or nuisance pets may be ordered removed.
- Parking & vehicles: Only Authorized Vehicles (cars, SUVs, passenger vans ≤10 people, 2-wheel motorcycles, pickup trucks ≤1 ton payload, all ≤7 ft tall) may be parked. Vehicles must fit entirely within designated garages or parking spaces (Limited Common Elements). No oversized vehicles, trailers, or commercial vehicles are allowed.
- Alterations & improvements: Any alteration to common elements or exterior changes require board approval. Interior changes (except painting, wallpaper, carpet) also need approval. No water beds or aquariums over 30 gallons. Construction must be done by licensed contractors, and the owner is responsible for any damage.
- Antennas & satellite dishes: Antennas, satellite dishes, and other over-the-air reception devices covered by FCC rules are allowed but must be placed in the least visible location from outside the building. The board may adopt reasonable placement rules consistent with the FCC Rule.
- Common elements & maintenance: The association maintains and repairs all common elements (including access gate, landscaping, utilities, and structural components). Unit owners are responsible for interior maintenance and repair of their unit and any Limited Common Elements like patios, balconies, and allocated parking spaces.
