Santo Tomas (Units V and VI) is a single-family home subdivision in Tempe, AZ. These recorded restrictive covenants apply to all owners, residents, and tenants. They govern lot use, building size, appearance, pets, signage, and trash, and are enforced by an architectural committee or by any lot owner.
- Single-family use only: Only private single-family dwellings are allowed. No stores, businesses, hospitals, churches, or other commercial uses are permitted on any lot.
- Minimum home size: Each dwelling must have at least 1,500 square feet of fully enclosed living area (excluding porches, terraces, and garage). The architectural committee may grant exceptions in writing.
- Architectural review: All new construction, fences, walls, and exterior alterations require advance approval by the Santo Tomas Architectural Control Committee. Plans are judged on aesthetics, suitability, and harmony with surroundings.
- Pets and livestock: No livestock or poultry (e.g., horses, cows, chickens) are allowed. A maximum of two domestic pets per parcel is permitted.
- Signs: Only one 'For Rent' or 'For Sale' sign per lot is allowed, no larger than 15 x 25 inches. No other advertising signs, billboards, or unsightly objects are permitted.
- Trash and refuse: All trash and rubbish must be placed out for collection no earlier than 12:30 a.m. on collection day, and containers must be removed by 6:00 p.m. the same day. Burning of trash is prohibited.
- Antennas: No television or radio antennas are allowed on the exterior of houses; they must be installed inside the unit. (This rule appears only in the Unit V declaration but may apply to the subdivision.)
- Leasing & rentals: The covenants are binding on any person leasing, subleasing, or occupying a lot. No minimum lease term or rental restrictions are specified in these documents.
