Broadmor II is a townhome community in Tempe, AZ with strict rules on architectural changes, parking, and resident conduct. You own your individual townhouse and are responsible for its maintenance; the association maintains common areas and enforces aesthetic standards through a Board and Architectural Committee. Rules violations carry escalating fines and can result in liens.
- Ownership & maintenance: You own your townhouse interior and lot; you're responsible for maintaining and repairing your exterior, landscaping, and any features you install. The association maintains common areas, building exteriors (painting due to normal wear), and can enter your property at reasonable times for maintenance work.
- Leasing & tenants: Owners can rent out their townhouses, but you remain liable for tenants' violations of the rules. Before a lease starts, you must provide the tenant with the Broadmor II Rules and obtain their signed Confirmation Sheet. You must file a Tenant's Data Sheet with the Board. Tempe zoning limits occupancy to no more than 3 unrelated persons per townhouse.
- Parking & vehicles: Garages must be used for vehicle parking only. All vehicles need current license plates and must be in operating condition. Trucks (except Class D, per AZ Motor Vehicle Department), campers, RVs, and similar large vehicles require prior Architectural Committee approval and can only park in the north end of the lot (max 22 feet long, 8 feet wide). Boats, trailers, mobile homes, and permanent tents are never permitted. Illegal vehicles will be towed at the owner's expense.
- Architectural review & exterior changes: No exterior changes—landscaping, walls, signs, awnings, utility installations—are allowed without prior written Architectural Committee approval. Submit detailed plans; the Committee responds within 30 days. If a violation isn't remedied within 14 days of notice, the Board can force compliance and bill you for the cost as a lien.
- Pool & common areas: The pool is for residents only; guests must be accompanied by a resident. No more than 4 guests per dwelling at once without Board approval. There's no lifeguard—children under 12 need an adult (18+) present. No glass bottles, grills, pets, or dogs allowed; intoxicated persons and those with infectious diseases are prohibited.
- Noise, parties & nuisances: No congregating on common areas after 11 PM. Parties on common areas require Board permission. Unreasonably loud vehicles, music, or animals are prohibited. Violations for noise and parties skip the first-offense written warning and go straight to a $50 fine, plus you may be charged for property damage or cleaning.
- Association fees & enforcement: Monthly assessments are due the first of each month; delinquent if not paid by the 20th. Late fees: $10 if 20–30 days late, $50 if 30+ days late, plus $50 for each additional 30-day period. Rule violations: first offense is written notice; second is $50; third is $100; fourth and beyond is $200. Fines must be paid within 10 days or face 10% daily charges and a lien.
- Pets & animals: Pets are allowed but must not create unsanitary conditions, excessive noise, or nuisances. Owners must pick up pet waste. If a pet continually barks or becomes a nuisance, the Board can order its removal. Dogs are not allowed in or around the fenced pool area.
