River Run Estates is a standard single-family home subdivision in Eagar, Arizona. Lots 1-44 and 46-214 are subject to this Declaration of Covenants, Conditions and Restrictions (CC&Rs). Homeowners must follow architectural guidelines and use restrictions to maintain the community's appearance and residential character.
- Architectural review: All exterior changes, including construction, fences, landscaping, and color schemes, require prior written approval from the Architectural Committee. The committee has 30 days to respond; failure to respond waives approval for that submission. Owners must complete approved improvements diligently.
- Pets: A reasonable number of domestic house pets are allowed, but they must be kept in a fenced yard or on a leash at all times. No nuisance noise is permitted, and owners must promptly remove pet droppings. Commercial breeding or keeping of livestock is prohibited.
- Leasing & rentals: Leases must be in writing and expressly subject to the Declaration. The owner remains liable for all violations by tenants or their guests. No minimum lease term is specified, but all leases must comply with the Declaration.
