What Hangar Haciendas Homeowner Association's governing documents say
Hangar Haciendas is an aviation-focused homeowners association in Laveen, Arizona, with 38 individually owned lots centered around shared runway and taxiway facilities. You own your lot outright and can build a residence and aircraft hangar, subject to architectural approval and aviation-specific rules. The association maintains the common runway areas and collects uniform per-lot assessments.
- What you own & maintain: You own your individual lot and any structures on it; you maintain your lot, improvements, and any drainage easements crossing your property. The association maintains the common runway, taxiway, and shared facilities.
- Aviation & aircraft hangars: Aircraft hangars are allowed and must be architecturally compatible with your residence; metal-sided hangars are prohibited. Aircraft repair for personal use is allowed only within an enclosed approved hangar. Aircraft fuel storage on individual lots is prohibited, and commercial aircraft repair is not permitted.
- Building restrictions: Dwellings must be at least 1,800 square feet; no structure may exceed 20 feet in height (measured from natural grade). No two-story buildings are permitted in Unit Three (Lots 18–35). All construction must be new; structures cannot be relocated from other locations.
- Runway & aircraft operations: The association owns runway and taxiway facilities for all lot owners' aircraft use. Structures must be cleared 60 feet from the runway edge. Aircraft liability insurance is required if requested by the association.
- Assessments: Annual assessments are uniform per lot (Lot 36 was exempt until October 2018). Special assessments for capital improvements require a simple majority vote. Late payments incur a $100 charge plus fees in year one, and $250 plus fees in subsequent years; the association may foreclose or sue for unpaid assessments.
- Architectural review: All structures, additions, and alterations require architectural committee approval before construction. The committee reviews plans within 30 days for design harmony and compliance with CC&Rs; materials, storage, and fence placement are also subject to approval.
- Property use restrictions: Only single-family residential use is permitted. No livestock (except household pets), no business operations from homes, no outdoor lighting that illuminates adjacent properties, and no derelict or large commercial vehicles are allowed.
