This is an amendment to the Declaration of Covenants, Conditions, and Restrictions for Trey's Point Subdivision, a single-family residential community in Bunn, NC. It updates rules on annual assessments, residential use, accessory structures, and lawn maintenance. This document is a partial amendment, not the full rulebook.
- Annual assessments: The initial annual assessment is $900 per lot until January 1, 2026, after which the Board may adjust it. Payments may be made annually, quarterly, or monthly as the Board decides. Lot 1 is exempt from assessments due to its direct access to George Pace Road.
- Residential use & structures: Lots are for residential use only, with one detached single-family dwelling (max two stories) and a garage for up to three cars. Accessory dwelling units (ADUs) or pool houses are allowed with approval from the Declarant (during control period) or the Association (afterward), and applications must be acted on within 30 days or are deemed approved.
- ADU & pool house rental restrictions: ADUs, pool houses, or other secondary structures cannot be leased or rented for compensation, nor used for short-term or long-term rentals or any income-generating activity. They may only be occupied by the owner, guests, or non-paying occupants with the owner's permission.
- Lawn maintenance: Owners must keep lots free of tall grass, undergrowth, dead trees, and trash, with 95% grass coverage. Front yards must be sod, rear yards may be sod or seeded straw. If an owner fails to maintain, the Committee can have the work done and charge the owner.
