What Bunn Lake Property Owners Association Inc's governing documents say
This is the 1978 bylaws of the Bunn Lake Property Owner's Association, a non-profit corporation governing the Bunn Lake Estates residential community in Wake and Franklin Counties, North Carolina. Membership is mandatory for all lot owners with a water right, and the bylaws focus on the association's governance, lake use, and property restrictions.
- Membership & voting: Every record owner of a lot with a water right is a member; membership cannot be separated from ownership. Annual meetings are held the second Monday in September, with a quorum of one-third of members; raising dues requires a two-thirds vote.
- Dues & assessments: Dues and assessments are proposed by the Board and approved by the membership. Members who fail to pay for three months can be suspended from all privileges after 15 days' notice.
- Lake & boating rules: Each member may have one power boat and two non-power boats on the lake, all registered with the association. Power boats must travel counter-clockwise at least 50 feet from shore. Only one guest power boat per lot is allowed, and it cannot be operated while the member's boat is in use.
- Fishing & guests: Fishing is allowed for members, their families, and guests. Guests must be accompanied by a member or possess the member's ID card. Non-members have no sanctioned right to use the lake and cannot have a key to the boat ramp.
- Property use restrictions: No commercial ventures are allowed without Board consent, and no trailers, tents, or outbuildings may be used as residences except temporarily for up to nine months with Board approval. No unlawful activity is permitted on any lot.
- Renters & tenants: If a member rents or leases their lot or house, the tenant is considered a guest and is entitled only to guest privileges, not full membership rights.
- What this document doesn't cover: This is the association's bylaws, not a full set of covenants or rules. It does not specify assessment amounts, architectural review standards, or detailed rules for the clubhouse and recreational facilities beyond a $20 deposit for clubhouse reservations.
