This is an amendment to the Declaration of Covenants, Conditions and Restrictions for Woods Plantation, a single-family HOA subdivision in Wake County, NC. It adds new rules about outbuildings and fences, and it binds all lot owners in the community.
- Outbuildings & structures: No temporary structures, manufactured homes, modular homes, trailers, tents, shacks, garages, barns, or other outbuildings may be used as a residence. Outbuildings require prior written approval from the Declarant, Board, or Architectural Committee, must have a roof slope consistent with the house, be located behind the house, be for residential use only, and match the house color. Maximum size is 16'x20' unless neighbors approve; only one outbuilding per lot is allowed. Pools, pergolas, gazebos, patios, and gardens are reviewed case-by-case.
- Fences & walls: Fences or walls are not allowed in front yards, nor in side/rear yards subject to a maintenance easement unless within a recorded easement/buffer and approved. Permitted fences can be no taller than 6 feet, must be wood, vinyl, aluminum, wrought iron, or black chain link (9 gauge minimum). Green chain link, galvanized metal chain link, and chain link facing certain roads are prohibited. Wood fences must be stained (not painted) in earth tones, natural wood, or house trim color. Fences cannot extend forward of the dwelling's front wall, and all side/rear fences need prior written approval.
