- What you own & maintain: You own your dwelling unit and site; the association owns and maintains the common areas. Exterior maintenance of your unit and site is your responsibility, but the association can step in and charge you (plus a 20% service fee) if you fail to keep things neat and repaired.

The annual assessment can increase each year by the Consumer Price Index without a vote, or by a 2/3 vote of members. Unpaid assessments become a lien on your property and can accrue interest up to 12%.
