It binds all property owners in the community and is enforced primarily by the developer (the Company) and the Lake Hogan Farms Association. The document focuses on architectural control, environmental protection, and residential use standards.
- Architectural review: No building, fence, or other structure may be erected or altered without prior written approval from the Company, which can deny approval for any reason including purely aesthetic ones. This includes exterior color, finish, landscaping, and even mailboxes and signs.

- Signs & mailboxes: All signs, including real estate signs, require prior written approval from the Company, which can reject them for aesthetic reasons. Mailboxes also require approval of design, color, and location.
- Construction deadlines: Exteriors of homes must be completed within 1 year for single-family, cluster, and village homes, and within 2 years for multiple-family tracts. Homes cannot be occupied until exteriors are finished.
- Open space & recreation: Public open space is available to all owners, tenants, and guests, while community open space is limited to owners of adjacent or designated properties. The Company may build recreational facilities but is not obligated to do so. Swimming and motorized watercraft are prohibited in Lake Hogan.
