- Leasing & rentals: There are no restrictions on leasing or transferring your unit, and the association cannot require consent for leases. However, any lease must require the tenant to comply with the governing documents.
- Rules & enforcement: The board can adopt and modify use rules, but must provide notice and allow owner input. Rules cannot restrict political sign content, religious displays, or activities inside dwellings unless they create costs, dangers, or nuisances. Violations can lead to fines, suspension of voting rights or amenities, and liens.
- Insurance: The association must carry property insurance on common areas, liability insurance (at least $1 million per occurrence), and other coverages. Owners must carry property insurance on their own units, and the association may assess deductibles to responsible owners.
