It's a practical guide for homeowners and tenants, clarifying what's expected to keep the neighborhood attractive and orderly.
- Assessments & fees: Monthly assessments are due quarterly (Sept–Nov due Nov 1, Dec–Feb due Feb 1, etc.) and are past due by the 15th of the due month. Delinquent accounts incur a 1.5% monthly charge and may face liens or legal action.
- Leasing & rentals: Homeowners who lease must provide tenants with the community handbook and ensure tenants follow all rules. The owner is responsible for any violations or damage caused by tenants, and repeat offenses may lead to the HOA hiring a management company at the owner's expense.
- Parking & vehicles: Vehicles must be operational, licensed, and insured. Parking on lawns is prohibited, and trailers, boats, RVs, and commercial vehicles are not allowed without prior approval. Street parking is limited, and parking on association property (like near ponds) is strictly forbidden. Violators may be towed at their own expense.
- Pets: All pets must be leashed or restrained when outside, even on your own property. Pets cannot be left unattended on common areas, and owners must clean up after them. Local animal control enforces leash laws.
- Architectural review: Any exterior changes—fences, additions, paint colors, landscaping, etc.—require written approval from the Architectural Review Committee (ARC) before starting. The ARC responds within 60 days, and approvals are valid for one year. Fences can be up to 72 inches high, and satellite dishes are limited to one meter in diameter, with placement restrictions.
- Noise & disturbances: Noxious, destructive, or offensive activity is prohibited. Homeowners are responsible for disturbances caused by themselves, guests, or tenants. Fines range from $10 to $100 per day, and repeat noise issues may lead to HOA action.
- Garbage & recycling: Garbage and recycling are collected on Mondays, yard waste on Tuesdays. Containers must be kept closed and removed from the curb the same day. Large items require special pickup, and yard waste cannot be disposed of in storm drains or common areas.
- Signs & soliciting: For-sale or rent signs are allowed up to 5 square feet, and other signs must also be 5 square feet or less. Temporary signs (like yard sale signs) can't be in the right-of-way and must be removed within a week. Soliciting is not allowed in the community.
