Royal Troon is a single-family home community in Durham, NC, governed by a homeowners association (HOA). This declaration of covenants, conditions, and restrictions (CC&Rs) applies to all lot owners in Phase II, and it sets out rules for property use, maintenance, assessments, and architectural control.
- What you own & maintain: You own your lot and home, but the association maintains the exterior of all homes (roofs, siding, landscaping, etc.) and the common areas, including parking areas and a stormwater detention basin. You are responsible for interior maintenance and any exterior additions you make.
- Assessments & fees: Annual assessments start at $1,500 per lot (payable quarterly), plus a one-time payment at closing of two months' assessments for the reserve fund and one year of prorated hazard insurance. Special assessments may be levied for capital improvements or stormwater facility obligations, and unpaid assessments accrue 8% annual interest and become a lien on the property.
- Architectural review: Any exterior changes—buildings, fences, walls, or alterations—must be approved in writing by the board or an architectural committee. If no decision is made within 60 days, approval is deemed granted.
- Parking & vehicles: Each lot owner has the right to at least two parking spaces for two automobiles. Parking is otherwise subject to association rules and regulations.
- Pets & animals: Domestic dogs, cats, and common household pets are allowed, but no dangerous or deadly animals, livestock, or poultry. Pets cannot be kept for commercial purposes.
- Use restrictions: Properties must be used for residential purposes only. No temporary structures, trailers, or modular homes as residences. Dwellings must have at least 1,450 square feet of heated, finished living area (excluding garages and porches).
- Party walls: Walls built on lot lines are party walls, and repair costs are shared proportionally by the owners who use them. Disputes are resolved by arbitration.
