This document is the full rulebook for the community, binding all homeowners and residents. It covers property rights, assessments, architectural control, and use restrictions.
- What you own & maintain: You own your lot and home; the association owns and maintains the common areas (streets, open space, amenities) funded by your assessments. You must maintain your lot and any easements on it, and the association can enter your property for maintenance or emergencies.
- Leasing & rentals: You may rent your entire lot, but leases must be at least six months (except for temporary occupancy during a sale). You must notify the association of the tenant, provide a copy of the lease, and remain responsible for assessments and rule compliance. No 'For Rent' signs are allowed.
- Architectural review: An Architectural Control Committee (ACC) must approve new construction, modifications, and alterations. This includes exterior changes to your home or lot.
- Assessments & fees: The association levies annual assessments to cover common expenses, and can levy special assessments. Unpaid assessments can lead to fines, suspension of common area use, and liens. Fines for violations are up to $100 per day after a five-day grace period.
- Use restrictions: Lots cannot be subdivided or used for time-sharing. No hotel or transient rentals. You must comply with all rules and regulations adopted by the board, and the association can suspend your voting rights or common area access for violations.
- Common area access: All owners have a right to use the common areas, but the association can limit guests, charge fees for facilities, and suspend access for unpaid assessments or rule infractions. Access to Hollow Rock Nature Park is only via designated trails.
