- What you own & maintain: You own your lot and home. The HOA owns and maintains the common areas (parks, open space, lakes, etc.), and you have a right to use them. You must maintain your own property, and the HOA can step in and charge you if you don't.

- Architectural review: Fences, walls, and garage conversions require prior approval from the Declarant or the Architectural Review Committee. All dwellings must face the street and comply with zoning setbacks.
