Bent Tree is a planned residential community in Fuquay-Varina, NC, governed by a homeowners association (HOA). This declaration applies to all lot owners and occupants, setting rules for property use, maintenance, assessments, and architectural standards. It also creates an optional recreation membership for owners in the adjacent Ballentine Place subdivision.
- What you own & maintain: You own your lot and any structures on it, and you're responsible for their maintenance. The association maintains common areas, entry features, street trees, and some buffer plantings, and may maintain lawns visible from the common green.
- Assessments & fees: Annual assessments start at $756 and can rise up to $900 in 2018, then increase by 10% each year. Builders pay 25% of the regular assessment; the developer pays nothing. Special assessments require a 2/3 vote of all members.

- Architectural review: Any exterior construction or alteration requires written approval from an Architectural Review Committee. The committee can withhold approval for any reason, including aesthetics, and has 60 days to respond. Plans are not approved for engineering or structural soundness.
- Signs: Political signs are allowed but limited to 10 square feet, can be placed no earlier than 60 days before an election, and must be removed within 7 days after. Other signs are generally prohibited except for sale/rent signs and developer signs.
- Optional recreation membership: Owners in the adjacent Ballentine Place subdivision can buy an annual recreation membership during an open season (Jan 1–Feb 28). The fee equals the HOA's annual assessment, paid in three installments by May 1. This membership does not include voting rights.
